Types of Owners
We have different categories of Factored Owners. However, the percentage that owners pay is generally related to the number of properties within the block, close or estate ( for example if there are 6 properties in a close then each owner would normally be required to pay 1/6 of the total cost of the work as their percentage share)
Tenemental Owner Occupiers
As an Owner Occupier you are responsible for the maintenance of your own home. However, you also have a shared responsibility for the maintenance and repair of common areas within your block or close.
Owners in accordance with their Title deeds and the Tenements (Scotland) Act 2004 are required to pay their percentage share of any common works carried out within the block or close where they live.
Shared Ownership/Homestake Owner Occupiers
As a Sharing Owner or Homestake Owner you are responsible for the maintenance of your own home. However, you have a shared responsibility for the maintenance and repair of common areas within your estate.
The deed of conditions which you signed when you purchased your home specifies your share, obligations and responsibilities in respect of common area upkeep and maintenance. For example the common areas can include common landscaping, common electricity supplies etc.
The percentage that Sharing Owners / Homestake Owner pay is generally related to the number of properties within your estate and is specified in your deed of conditions.
