Estate Inspections
Property Services staff carry out regular estate management inspections to all areas. These inspections are timetabled and normally take place every 4 weeks. Should you wish more information on these inspections please contact your area team. All closes have a close rota which should be signed by tenants/owners on a weekly basis and this rota will be checked by staff. It is the responsibility of each tenant/owner to ensure that the common areas including the garden and bin areas are kept in a tidy condition to ensure a pleasant environment for everyone to enjoy. It is the responsibility of each tenant to ensure that their garden is kept in a tidy condition throughout the year and failure to do this is breaching your Tenancy Agreement. Our staff carry out regular visits to all areas to ensure that they are being kept to an acceptable standard. Staff can provide advice on getting rubbish and bulky items uplifted by the Council.
Anti-Social Behaviour
Every tenant should be able to enjoy living in their home without nuisance or annoyance from their neighbours. From time to time, disputes may arise and can range from noise disturbance to harassment and can be very disruptive. In these cases, your first step should be to discuss the matter with your neighbour and try to sort out the problems peacefully. If the problems continue, you should contact us. If you do make a complaint, we will keep this confidential. However, if the case is so serious that it is necessary to go to court, the neighbours affected would normally have to give evidence.
By far the main reason for disputes between neighbours is noise. This can usually be avoided by being considerate towards your neighbours and not playing radios, record players and televisions too loudly, especially late at night or early in the morning. It is part of your Tenancy Agreement not to cause a nuisance to others. If you break this agreement, we can take action against you which could include pursuing an Anti Social Behaviour Order or ultimately evicting you from your home.
Harassment
We take any type of harassment very seriously. If you suffer from racial, sexual or any other type of harassment, you should contact your Housing Officer who will advise you on what steps can be taken.
Neighbourhood Services - Refuse Collection
The Association ensures that adequate refuse bins, and bin storage facilities are provided for all of its properties. We would appreciate your help in making sure all your rubbish is put in your bin and that the bin is kept in any storage area that has been provided.The local Council will collect larger items and you can arrange this by contacting either:

Maintenance of Landscaped Areas
In some of our areas, where there are areas of common landscaping which are not looked after by the Council, the Association provides landscape maintenance services. These services are provided under contract and are inspected by our staff during their regular estate inspections.

If you are elderly or have a disability we may be able to provide a community alarm to help you get help in an emergency. Contact your Housing Officer for more details.
