This section includes alteration and permission requests for your garden and home.

GARDENS AND EXTERNAL AREAS

If you have a private garden, you are responsible for maintaining it and keeping it tidy. We will maintain any common grounds within your development. If you experience any issues with the communal grounds maintenance then please contact us on 0800 068 1466.

 

The Association maintains some common garden areas in flatted blocks and also clean some common stairs, with a weekly service charge. Tenants and residents are responsible for ensuring that all common areas are kept clean and tidy.

 

Bikes, prams or any other large items cannot be stored in common stairs due to health and safety and fire risk.

No rubbish should be dumped in any common area. Please call your local authority for special/bulky uplifts on:

ALTERATIONS

If you want to make alterations to your home, you may need permission. This guide will let you know what you need permission for (with conditions) and what alterations cannot be made (this list is not exhaustive).

You do not need our permission for:

  • Internal decoration, including plastering, wet wall and wall tiles.
  • External window/door painting, it must be consistent with existing paintwork.
  • Hanging baskets, garden shrubs/vegetables/flowers.
  • Hardwood/laminate, flooring/tiles, shower screens or wall mounted TV’s, however these are your responsibility and may need to be removed when moving out. Hardwood and laminate flooring is not permitted in flatted properties.

We are unable to give permission for:

  • Structural works including loft conversions, loft flooring, erecting partition walls, removing walls.
  • Wrapping or painting kitchen units/worktops.
  • Upgrading heating systems/removing radiators.
  • Extending fence heights.
  • Installing front fencing in ‘open plan development’.
  • Planting trees near the building.
  • Installing log/wood burners.
  • Removing pass doors.

Permission is needed for the following:

  • Replacing/removing kitchen units, mixer/lever taps, cooker hoods, worktops, breakfast bars.
  • Installing satellite dishes – permission will not be given to install on properties built after 2010.
  • Replacing internal pass doors, facings, skirtings, banisters.
  • Replacing light fittings/sockets/switches.
  • Installing security alarm, CCTV, camera doorbell, security lights, locks.
  • Re-locating radiators/install remote heating controllers.
  • Replacing bathrooms, shower over bath, mixer/lever taps, wet floor coverings.
  • Broadband/fibre cables
  • Shed, summer house, storage units.
  • Clothes poles/rotary dryers
  • Hot tubs
  • External taps
  • External electric socket, electric supply to shed/summer house, electric car charging point.
  • Rear boundary fencing/trellis fencing/partial privacy panels
  • Driveways
  • Slabs/bark/stone/chips/decking/artificial grass

New Build Properties – within the first year ‘defects’ period, permission can be given ‘with conditions’ for:

  • Shed, summer house, storage units.
  • Slabs/bark/stone chips/decking/artificial grass (rear only)
  • External taps
  • Security alarms, CCTV, camera doorbells, security lights, locks
  • Hanging baskets/external wall art etc.

We can adapt your home to suit your health needs, eg. building a ramp to your front door or replacing a bath with a shower. Referrals for adaptations should come from an Occupational Therapist (OT).

PARKING

Most of our properties have access to private driveway parking or a communal car park. However, on occasion there may not be enough spaces for visitors to park their vehicles. It is important not to park on double yellow lines or block access to properties. If vehicles are not moved, then we will work with local authorities and Police Scotland.

 

Please remember to tax and MOT your vehicle if it is parked on Cunninghame land, otherwise we may have to ask you to remove it.

OTHER PERMISSIONS

If you wish to park a caravan, run a business from home or make changes to your tenancy, please fill out the relevant form on the ‘permissions’ page on our website. We will not unreasonably refuse your request, provided there are no adverse effects to the property, your neighbours and the development as a whole.
